Real Estate Sales Include Ripley Development Property, Future Oil Change Location

Chautauqua County has finalized purchasing three parcels for just under $1.8 million in the town of Ripley which will be made available for future manufacturing or warehouse development.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the sales from Dec. 20-31.

During that time period, the County of Chautauqua Industrial Development Agency purchased a parcel on West Main Road from Cochrane Farms, Inc. of Ripley for $429,900, a parcel on West Main Road from Knight Family, LLC of Ripley for $749,940 and a parcel on West Main Road from William McDonald for $619,050.

The parcels are between Route 20 and I-90. Near the property is Regal Trucking and across the street is Love’s Travel Stop.

The county IDA has been working for several years on creating a “shovel-ready site” for future manufacture/warehouse development. Phase I involves around 62 acres of land, while Phase II involves another 84 acres. It is expected more land would need to be purchased before Phase II can begin.

The county IDA is in the process of bringing the necessary sewer, water, electric and road work to the property so it can be developed.

In an unrelated sale, IFKA Realty Investments Corp. of Miami Lakes, Fla. sold 995 Fairmount Ave., Ellicott to Quattro Jamestown, LLC of Oak Brook, Illinois for $565,000. This had been a Pizza Hut location and later became Honest John’s. Developers have proposed it to become a Take 5 Oil Change location. The restaurant building has already been knocked down.

In a separate sale, Stow Away Holdings, LLC of Buffalo sold 5173 Stow Ferry Road, Stow, town of North Harmony, to Stow Cottages of Chautauqua, LLC of Mayville for $575,000. This is the address for Stow Landing, which has six cottages. The company’s Facebook page notes that it is under new management, effective this year.

Also during this time, four parcels in Portland and seven parcels in Stockton on Chautauqua Road, all vacant, were sold to Western New York Land Conservancy, Inc. for $360,000. The conservancy previously announced the purchase, calling the 225-acre property the “Floating Fen.” The purchase is designed to keep the undeveloped land protected from future development.

One multi-million dollar residence was also sold during this time. 5503 Broadway Road and an additional lot in Ellery was purchased for $2.4 million.

Including the sales previously mentioned, from Dec. 20-31 there were 26 sales that were $250,000 or higher. The remaining top sales are as follows:
