Half Of All Million Dollar Sales In 2024 Were Of Private Residences

Last year there were the same number of private residences that sold for $1 million or more as there were commercial properties.
According to sales recorded at the Chautauqua County Clerk’s Office, in 2024 there were 26 individual transactions that were seven figures. Of that total, 13 were commercial properties and 13 were private residences.
COMMERCIAL SALES
Of the 13 million dollar commercial sales in 2024, two have new businesses in operation – Wicked Warren’s and Tim Hortons, both in Jamestown.
Tim Hortons opened its location at 10 S. Main St. at the former Jimmy’s Restaurant, which before that was a Friendly’s Restaurant. It was purchased for $1.75 million.

Wicked Warren’s opened at the former Jamestown Brewing Company at 115-121 W. Third St., which closed in July 2020. It was purchased for $1.7 million.
Two of the 13 million dollar commercial sales are closed locations that have new businesses in progress.
The former Value Home Center located at 10376 Rt. 60, Pomfret, is in the process of being remodeled for retail and warehouse space. It lined up future tenants O’Reilly Auto Parts, Firehouse Subs, Ozone Smoke Shop, and an unnamed liquor store. The property was purchased for $1.3 million.
The former House on the Hill, located at 186 S. Erie St., Mayville is in the process of being remodeled and is expected to reopen as a restaurant this summer. Next door sits the former Watermark Restaurant. Brian Pender with Northlake Development, which bought the properties, said in January he was still looking for someone to operate a restaurant at the Watermark. 186 and 188 S. Erie St., along with a number of other parcels, including a large parking lot across the street, was purchased for $1.1 million.
Three of the 13 million dollar commercial sales have new owners for the same or similar operation.
Bear Ridge Manor on Pekin Road, French Creek was purchased for $2,472,500. That is now called Bear Ridge Destination, a 100-acre wedding venue with rental homes, a cabin and more. This was the top sale, commercial or residential, in 2024.
Unity Findley Lake, LLC purchased Comfort Inn & Suites on Route 426, Mina for $2 million from Citizens Bank. The bank took possession after the previous ownership group filed for bankruptcy, owing $2,807,107. Comfort Inn & Suites reopened in January of this year.
RRG Fredonia Apartments purchased the former Campus Edge at Brigham Apartments, located at 449 Temple St., Fredonia for $1,075,000. It remains an apartment complex.
Three of the million dollar sales were for the property only and not the business.
Agree Stores, LLC purchased 869 and 839 Foote Ave., Jamestown for $1,757,471. That’s where Gerber Collision and Glass operates.
Dev Dadlani, LLC purchased 8926 West Main St., Clymer for $1.75 million. That is the location of LandPro Equipment, a tractor dealership.
Ripley Travel Holdings, LLC 6306 Shortman Road, Ripley for $1.5 million. That is the location of Lion’s Den, an adult novelty store.
Of those three, only the Lion’s Den is expected to have changes. Employees there have told customers they expect to close the Ripley location in the fall and relocate to Pennsylvania. The new owners of the Shortman Road property have met with town officials to explore opening a travel plaza there.
Two of the million dollar commercial sales were of farms, both by the same purchaser.
Lindell NY Farms, LLC purchased five parcels in Busti and three parcels in Kiantone for $2,468,800. The parcels in Kiantone are on Bacon Road and Norby Road. The parcels in Busti are on Nutt Road, Shadyside Road and Creek Road and total around 820 acres.
Lindell NY Farms also purchased one parcel in Busti and two parcels in Kiantone for $1 million. The Kiantone property is located on Norby Road, and the Busti property is located on Nutt Road.
The remaining million dollar commercial sale may not have future development.
G.H. Graf Realty Corp. sold 4674 West Lake Road, Dunkirk town to Robert and Bonnie Urbanik for $1.1 million. It was a former monastery property and basically was vacant land at the time of the sale. No announcements have been made for the property and it may be being used for personal use.
PRIVATE RESIDENCES
Of the 13 private residence million dollar sales, 12 of them were of a single location. The remaining sale had two different addresses a mile apart.
Five of the private residence sales were in the town of Chautauqua, three of them in Chautauqua Institution.
The town of Ellery had five million dollar sales, three in the town, one in the village of Bemus Point, and one single sale that had two addresses – one in town and one in the village.
The three remaining private residence million dollar sales were in the towns of North Harmony, Mina and Westfield.

– 320 Lakeside Drive, Bemus Point sold for $1.92 million
– 11 Wiley Ave., Chautauqua Institution sold for $1,586,500
– 3196 Route 426, Mina was sold for $1.5 million.
– 4328 Lakeside Drive, Ellery and 113 Lakeside Drive, Bemus Point sold for $1.435 million.
– 5274 West Lake Road, Chautauqua town sold for $1.4 million.
– 4583 Warners Bay Road, Ellery sold for $1.175 million.
– 223 Lakeside Drive, Ellery sold for $1.75 million.
– 5388 Summer Haven, Chautauqua town sold for $1.675 million.
– 5457 Bly Hill Road, North Harmony sold for $1.295 million.
– 4421 Lakeside Drive, Ellery sold for $1.265 million.
– 6 Scott Ave., Chautauqua Institution, town of Chautauqua, sold for $1.14 million.
– 7780 East Lake Road, Westfield sold for $1 million.
The million dollar sales of private residences have increased over the last couple of years. While 2024 had 13 million dollar private residences, in 2023, there were 11, and in 2022 there were only two.
LOCATION
Of the 26 million dollar sales, two of them -the farm sales – had parcels in multiple municipalities. Those were in the towns of Kiantone and Busti.
The 24 remaining sales were in the following municipalities: six in the town of Chautauqua (one in village of Mayville, three in Institution); five in the town of Ellery (one in the village of Bemus Point); three in the city of Jamestown; two in the town of Pomfret (one in the village of Fredonia); two in the town of Mina; and one each in the towns of Clymer, Dunkirk, French Creek, North Harmony, Ripley and Westfield.
