Demolition Delayed In Business Project

LAKEWOOD — The project which will culminate in the opening of two new businesses in a singular location on Fairmount Avenue has hit a minor, possibly inconsequential, snag in its projected timetable.

At a meeting of the Lakewood Board of Trustees on Monday, Code Enforcement Officer Jeff Swanson said the capital project that aims to demolish the current structures that formerly housed Stroehmann Bakeries and Pfeffer Insurance and replace them with a single structure to jointly house Aspen Dental and new Five Star Urgent Care location has been slightly delayed as its developer — Morgan Management LLC — awaits a right of way easement.

“The project’s developer informed me that they are unable to move forward until they had an easement off of Southwestern Drive written up in legal terms,” Swanson said.

“I’ve been on the phone with them and they’re just waiting on contractor information and insurance, and those buildings should be getting demolished very shortly. I’m thinking they want to try to have the buildings demolished by the end of the year, it’s just a matter of when they can have everything filed and all the proper wording for the easement for the right of way.”

Swanson said he was approached by the developer of the project, Morgan Management LLC, earlier this year regarding the steps necessary for getting the appropriate approvals in place; and a site plan review was completed in July. The forthcoming building — which will house both entities in a side-by-side storefront configuration — will be located at the newly established address of 340 E. Fairmount Ave., according to the building permit which has already been submitted and approved by the village.

The blueprint for the forthcoming project reflects a repurposing of nearly all the usable space situated between Davidson’s Restaurant and Sacred Heart Church. The footprint of the site indicates that the structure will be built predominantly where Stroehmann currently stands, while the extra space currently occupied by Pfeffer will be transformed into a parking area.

In other news, the board and Mayor Cara Birrittieri recognized Monday’s meeting as the last for outgoing Trustee Sue Drago, who did not seek re-election this year and who’s term will expire on Dec. 31, and thanked her for her service. Drago first joined the Board of Trustees on June 1, 2011, and has served in several capacities and in various committees over the past six-and-a-half years.
