Sales include transformed former gas station

A former dilapidated gas station that has been transformed into a remodeled commercial building has been sold.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from July 21-24. The county does not provide transaction information, but real estate documents are available for review at the clerk's office.

During this time period, 184 North Portage St., Westfield was sold for $80,000.

At one time this had been a gas station which had fallen into disrepair. In 2017 the Chautauqua County Legislature canceled future tax liens on the property because the property had environmental issues.

Then in 2022, the village of Westfield worked with the county to take possession of the site to have the pumps removed. It did not rehab the building itself, but did get rid of the gas tanks.

The village sold the property in 2023 for $15,000.

It was rehabbed somewhere between 2024 and 2026 before this last sale.

From July 21-24, there were seven sales that were $300,000 or higher. They are as follows:

- 190A Lakeside Drive, Bemus Point sold for $910,000.

- 4930 Pittsburgh Ave., Chautauqua town, sold for $376,000.

- 1642 Manchester Rd., Kiantone sold for $350,000.

- 3229 Rt. 430, Ellery sold for $340,000.

- 2921 Greenhurst Ave., Ellery sold for $330,000.

- 126 Elizabeth St., Lakewood sold for $310,000.

- 9 Gratiot Court, Dunkirk sold for $303,000.

Overall, from July 21-24 there were 92 transactions. The full list of sales $5,000 or higher is as follows:

The Carter Revocable Living Trust sold 4930 Pittsburgh Ave., Chautauqua town, to Shobhit and Virginia Singla for $376,000.

The executrix of the Last Will and Testament of Barry Benson sold 540 Chautauqua Ave., Jamestown to Bonny Scott-Sleight and Kenneth Sleight for $270,000.

Kristin and Sharon Bennett sold 2921 Greenhurst Ave., Ellery to Colleen Stoffel and Cory Derrenbacher for $330,000.

Mathilde Forsell sold 32 Bank St., Westfield to Carley Dougan and Allan Warren for $137,800.
