Sales include former Gerry car dealership

 A former used car dealership building has been sold and transformed into a new business that makes homes more energy efficient.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from July 27-31. The county does not provide transaction information, but real estate documents are available for review at the clerk's office.

During this time period, 4062 and 4054 Rt. 60, Gerry were sold for $500,000. The two addresses are the location of the former Rodeo City Resale car dealership. Located there now is Sanfilippo Solutions.

According to the company's website, Sanfilippo Solutions is a home performance contractor offering insulation installation and other energy efficiency services in Western New York and Northwestern Pennsylvania, including Chautauqua, Cattaraugus, Warren, Erie, and McKean counties.

In a separate sale, 169 E. Main St., Fredonia was sold for $300,000. At one time, this had been a vehicle repair shop called The Tire Factory: Wholesale Tires & Auto Parts, as well as Pchelka’s Wholesale Tires & Auto Parts.

The building has been remodeled and is now Main Street Management and Development, a real estate and property management company which is owned by licensed real estate broker Michael Heald.

There was one sale during this time that topped seven figures. 37 Janes Ave., Chautauqua Institution sold for $1,014,999. This single family residence has four bedrooms, three baths and is 2,065 square feet.

Including the sales previously mentioned, from July 27-31 there were six sales that were $300,000 or higher. The remaining top sales are as follows:

- 1086 West Erie St., Hanover sold for $999,999.

- 2 Summit Park Drive, Ellery sold for $975,000.

- 3407 Fluvanna Townline Rd., Ellery sold for $365,000.

Overall, from July 27-31 there were 83 transactions. The full list of sales $5,000 or higher is as follows:
