A second home in the town of Ellery has been sold this year for more than $1 million.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from May 1-8. The county does not provide transaction information, but real estate documents are available for review at the clerk’s office.

During this time period, 3445 Rt. 430, Ellery was sold for $1,150,000. It is described on line as a 3,414 square foot three bedroom, three bath single family residence on about a three-quarter acre lot.

Earlier this year a residence on Sunset Bay Drive sold for $1,585,000.

In 2025, there were five private residences in Ellery that were sold for more than $1 million, one of which was in the village of Bemus Point.

Including the sale previously mentioned, from May 1-8, there were five transactions that were $300,000 or higher.

The remaining top sales are as follows:

– 16 Peck Ave., Chautauqua Institution sold for $925,000.

– Four parcels, which total 77 acres on Walnut Road and Route 20, Sheridan, were sold for $500,000. The property on line is listed as vineyards.

– Two parcels, which total 140 acres, on Bates Road, Ellington sold for $360,000. The property on line is described as agricultural land.

– 960 Douglas Place, Hanover sold for $345,000.
