Transactions Include Signature Center Building In Jamestown

A downtown Jamestown building is under new ownership.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from May 27-30.

During this time period, Gpatti Development, LLC sold 4 E. Third St., Jamestown to Greenhurst Development, LLC for $1,050,000. This is the location of the Signature Center.

In February, The Post-Journal reported that the building had been placed in a court-ordered receivership.

M&T Bank filed a case in state Supreme Court in Mayville in October, 2024 asking the court to appoint a receiver for the Signature Center while the bank was pursuing foreclosure actions against GPatti Development LLC. In addition to GPatti Development LLC and George Patti III, the lawsuit named the state Department of Taxation and Finance, County IDA, state Housing Trust Fund Corporation and the Jamestown Renaissance Corporation. The local and state agencies were listed as defendants because each had mechanics’ liens on the property.

The receivership was negotiated to and agreed upon by bank officials and Patti, with state Supreme Court Justice Grace Hanlon giving her approval in early February.

At that time, bank officials had alleged the bank was owed $1,209,115 on the mortgage. The original principal loaned by the bank was $1.56 million loaned on Aug. 1, 2016.

The Signature Center houses Digitell Inc., the Chautauqua Workforce Investment Board and a small M&T Bank office. The conversion of the property from a large bank branch into the Signature Center cost $3.5 million in public and private funding.

Including the transaction previously mentioned, from May 27-30 there were five sales that were $250,000 or higher. The remaining top sales are as follows:

– 2942 Rt. 394, North Harmony sold for $800,000.

– 954 South Shore Drive, Hanover sold for $625,000.

– 3781 Belleview Road, Ellery sold for $337,500.

– 252 Water St., Fredonia sold for $293,500.

Overall, from May 27-30 there were 66 transactions. The full list of sales higher than $1 is as follows:

Michael and Kathleen Abbate sold a parcel on Swede Road, Harmony to David and Kristina Fink for $8,000.
