Sales Include Hotel Lenhart, Former Irving Subway Restaurant

926 Route 5 & 20 in Irving was sold in May. The building previously housed a Subway Restaurant.
The sale of a historic Chautauqua Lake landmark hotel in Bemus Point has been recorded, along with three neighboring “guest homes.”
The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from May 1-6.
During this time period, Lenhart Enterprises Inc. sold 20 Lakeside Drive and Lenhart Avenue, Bemus Point to Bemus Point Holdings, LLC for $1,844,836. That is the location of Hotel Lenhart.
There were other nearby purchases by Bemus Point Holdings, LLC that took place as well.
It purchased a vacant parcel on Parkside Avenue for $71,000.

It purchased 2 Lenhart Ave. for $659,164.
It purchased 8 Lenhart Ave. for $350,000.
It purchased 32 Alburtus Drive for $575,000.
The three homes and the vacant parcel were all sold by members of the Johnston family, which owned Hotel Lenhart.
The hotel, three residences, and a vacant parcel total $3.5 million.
In early May, the Chautauqua County Industrial Development Agency issued a news release that stated that William and Jill Curry are the ones doing business as Bemus Point Holdings, LLC. That announcement came several months after a sale contract had been finalized in August 2022.
In February 2023, the redevelopment project received support through a low-interest loan from the county IDA. A month later, the IDA approved additional incentives to support the project. Then, in the summer of 2023, the project received additional support through New York State, with a $1.9 million grant from Empire State Development Consolidated Funding Application program.
With the transfer of ownership complete, the effort to redevelop and reopen the iconic building appears to be underway. The hotel is planned to reopen for the start of the 2026 summer season.
Starting this summer, the three adjacent “guest houses” are available for weekly rentals on a year-round basis.
In other sales, Route 5&20 Inc. of Orchard Park sold 926 Route 5&20, Irving to Sunset Properties of WNY, LLC of Irving for $95,100. This is the location of a former Subway restaurant.
J. Joseph Wilder sold 12706 Alleghany Road, Hanover and another parcel to Sunset Properties of WNY, LLC of Irving for $129,900. These two parcels are both vacant and border the closed restaurant property.
Also during this time Wells Enterprises purchased two additional residences.
It purchased 807 Main St., Dunkirk for $250,000 and 801 Main St. for $100,000. Both residential properties sit across the street from its factory where it is currently doing an expansion project, which is expected to cost around $550 million. Wells purchased another home on Main Street in April.
Including the sales previously mentioned, from May 1-6 there were nine sales that were $250,000 or higher. The remaining top sales are as follows:

– 2803 Fluvanna-Townline Road, Ellery sold for $440,000.
– 4387 Willowbrook Lane, Ellery sold for $425,000.
– 15 Reese Parkway, Fredonia sold for $400,000.
– 3138 Route 394, North Harmony sold for $270,000.
