Sales Include Former City Bar, Hanover Hospital

New York Medical Center has begun work transforming Lake Shore Health Care Center into a facility that will provide comprehensive behavioral health and substance abuse, inpatient and outpatient services.
A vacant bar in the city may soon have new life after the building was recently sold.
The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from April 22-24.
During this time period, James Schwab sold 318 Washington St., Jamestown to Valhalla Hall, LLC of Falconer for $245,000. That is the location of the former Beer Snob, which sold craft beer and was a live music venue.
The Beer Snob closed in February, 2024 after a six-year run at the former Vikings Lodge.
Currently there is no establishment operating out of that location, however Jamestown Development Director Crystal Surdyk said a new business is expected.

“We are aware and have actually been engaged with the new owner since before he decided to purchase the building. He has met with our building and zoning inspector, economic development coordinator, planning staff and myself a number of times as he’s considered the purchase and is moving into planning for the building now that the sale has been finalized,” she said in an email. “While plans are still in process, the new owner has indicated that he intends to reopen the bar/restaurant/venue part of the building under a new name and management. We don’t have those specific details as of yet, nor has he provided a timeline but we have walked the building with him and his team, provided initial guidance related to building codes, zoning, and state and local resources. We anticipate hearing more soon as he puts his plan together.”
In a separate sale, Brooks-TLC Hospital System, Inc. of Dunkirk sold 9 parcels in the town of Hanover to Main Rd Med Group, LLC of Miami, Fla. for $2,050,172. The sale is listed as a hospital site.
Main Rd Med Group, LLC also purchased a separate parcel on Routes 5 & 20 from LSP Corp. of Dunkirk for $49,827.
Last month, New York Medical Center announced its plans to repurpose the former hospital so it would provide comprehensive behavioral health and substance abuse, inpatient and outpatient services to residents throughout Chautauqua County and Western New York.
New York Medical Center announced before that the property is undergoing extensive renovations to transform it into a modern behavioral care center. It will be staffed and equipped to serve up to 180 beds for patients experiencing behavioral health challenges and substance disorders. This expansion increases the original facility’s capacity and addresses the critical need for inpatient and outpatient treatment in the community and beyond.
Including the sale previously mentioned, from April 22-24 there were two sales that were $250,000 or higher. The remaining top sale is as follows:
