IDA OKs Help For Tri-County Country Club Following 2023 Fire

A Forestville country club that lost its main building is getting some breaks on taxes to rebuild.

During the June Chautauqua County Industrial Development Agency meeting, board members approved a Payment In Lieu Of Taxes agreement with Tri-County Country Club for it to reconstruct and expand its clubhouse.

The agreement includes partial exemptions from sales and use taxes, mortgage recording taxes and real property taxes.

The clubhouse was destroyed in a fire that occurred on Oct. 1, 2023.

The country club plans to expand their previous floor plan, which will provide an updated kitchen, bar, and dining area with new modern amenities.

In April, the county IDA approved a $250,000 loan to Tri-County Country Club. The business was getting a loan from a private lender as well.

At that time, the county IDA began the process of offering the tax incentives, including holding a public hearing.

Rosemarie Strandburg with the county IDA said the Hanover Town Board has gone on record supporting the project, as well as the proposed PILOT agreement, which will last for 15 years.

No one from Tri-County Country Club spoke at the June IDA meeting.

In April, PJ Azzarella with Tri-County told IDA board members that after the fire they lost 20 paying memberships of about 40 people.

Azzarella said they employ more than 50 people and was concerned that if the clubhouse isn’t reopened, some people will have to be let go.

They do have a temporary clubhouse but that can only hold up to 100 people. “Our regular clubhouse can hold 200, so it’s a big difference in the amount of outings that we can have,” Azzarella said at the April meeting.

A timeline for the work was not announced.

Azzarella said previously that within three years of the new clubhouse being open, they plan to hire an additional 10 people.

The IDA Board of Directors unanimously approved the PILOT and other tax exemptions.
