Sales Include Sewer Plant Location, Vineyard Land

The cost of a property that will become the location of a wastewater treatment plant on Finley Lake has been revealed.
The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from March 3-7.
During this time period, Todd and Patricia Briggs sold 3093 Route 426, Mina to the town of Mina for $427,500. This property was the site of Findley Lake Landscape Supply and was identified by the sewer district engineering firm, Square Engineering, as a preferred location for the facility.
The town of Mina has been awarded $36 million in grant funds for the project – half from the state and half from the federal government. In March, Mina Town Supervisor Rebecca Brumagin said because of the grants, no part of the construction will be borne by the taxpayers.
In October, Mina residents voted to create a sewer district and wastewater treatment plant. For several years the town has experienced high levels of phosphorus going into Findley Lake.
In a separate sale, Samuel and Thomas LaPorte sold eight parcels to R. Chadwick Land Holdings, LLC of Westfield for $602,400. Parcels are on Hardenburg Road, Prospect Road, Watson Avenue, and Academy Street and total around 112 acres of land. They’re labeled on the county’s parcel viewer as vineyards/field crop land.
In February, R Chadwick Holdings, LLC of Westfield purchased about 98 acres of land on Munson and West Main Road, Westfield from a different seller for $647,400.
Also during this time, there were two business buildings sold in the southern end of the county.
Strate Welding Supply Co. Inc. of Buffalo sold 21 Clifton Ave., Jamestown, to JWK Real Estate, LLC for $145,000. Part of the parcel is in the town of Ellicott. No changes in operation have been announced.
The Don Gage Family Trust sold 3263 Fluvanna Ave Ext., Ellicott to Res Fluvanna, LLC of Falconer for $201,000. This building is described on line as “an intense elongated warehouse” and has “Nelson Golf Cars” painted on it. It does not appear to be in use.
Including the sales previously mentioned, there were five sales that were $250,000 or higher. The remaining top sales are as follows:
– 3490 Main St., North Harmony sold for $375,000.
– 6743 Finley Road, Portland sold for $353,488.
– 10 E. Elmwood Ave., Falconer sold for $266,300.
