Sales Include Properties For Future Restaurants, Battery Storage Facility

A section of the Chautauqua Mall’s parking lot has been sold, to make way for future development.

The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from March 10-14.

During this time period, Chautauqua Mall Realty Holding, LLC of New York, NY sold 318 Fairmount Ave., Lakewood to Quattro Chautauqua, LLC of Rochester for $750,000.

Using the Chautauqua County Parcel Viewer, the parcel is part of the parking lot between JC Penney in the mall and East Fairmount Avenue.

Last year Quattro Development, LLC received a variance to construct two new outparcel buildings to house Chipotle and Popeye’s fast-food restaurants.

Messages sent to the village of Lakewood to see if a building permit has been issued were not returned.

In a separate sale, Chautauqua County Industrial Development Agency sold two parcels on Mason Drive and South Dow Street, Ellicott to Lucys Energy Reserve, LLC of Portsmouth, NH for $75,000. The two parcels total 12 acres and are labeled industrial/vacant property.

Last fall, the Post-Journal and OBSERVER reported that the county IDA Board of Directors approved selling the land to Granite Source Power so it could look into placing battery storage containers there that could hold 100 megawatts of energy.

The land was considered difficult to develop for traditional industrial buildings.

Even though the sale has gone through, Granite Source Power said previously they had a number of other approvals to get before any battery storage containers could be placed there.

At the time of the sale, the county IDA had given the developers 2 ½ years to get the necessary permits. If they fail to do so, the IDA has the right to buy the property back.

Also during this time, International Order of the Kings Daughters and Sons sold 29 Vincent Ave., Chautauqua Institution, town of Chautauqua, to Happycottage, LLC of Dayton, Ohio for $650,000.

In January, IOKDS, an interdenominational, intergenerational Christian service organization, sold its ministry headquarters in Chautauqua Institution for $1,175,000 and was using the proceeds to go toward their Legacy Plan to create perpetual endowments for student scholarships and other initiatives.

The proceeds of this sale in March is also going toward their Legacy Plan.

Including the sales previously mentioned, there were six sales that were $250,000 or higher. The remaining top sales are as follows:

– 4947 Williams Ave., Ellery sold for $475,000.

– 3475 Route 5, Sheridan sold for $374,000.

– 2678 Open Meadows Road, North Harmony sold for $255,000.

– 7420 Davison Road, Cherry Creek sold for $250,000.

Overall, from March 10-14 there were 66 transactions. The full list of sales higher than $1 is as follows:
