The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from Nov. 13-20.

Irwin Bay Cottages and Vacation Rentals, LLC of Mayville sold 5090 W. Lake Road, Chautauqua town to Irwin Bay Cottages, LLC of Mayville for $950,000.

On Nov. 18, in a Facebook post, Irwin Bay Cottages announced it had new owners. “As the sun sets on one beautiful chapter, it rises on another. We’re delighted to introduce ourselves as the new caretakers of the cherished Irwin Bay Cottages tradition. We are the Newell Family, and we’re honored to continue the legacy that Julie has so lovingly nurtured over the years,” they wrote.

Also during that time period, 423-427 Central Avenue, LLC of Tonawanda sold 423-427 Central Ave., Dunkirk to 427 Central, LLC of East Aurora for $200,000. Allan B. Steinberg signed as the manager of 423-427 Central Ave., LLC. Earlier in 2023, Steinberg sold the Colburn Block on Central Avenue, Dunkirk as well as the former Carriage House Warehouse in Fredonia.

At 423 Central Ave. is Deborah Ferrer Design Studio. The business opened Nov. 17, the same day as the sale. According to the design studio’s website, Ferrer has been working in the construction industry for over 20 years, specializing in residential kitchen and bathroom design.

At 427 Central Ave., Dunkirk is Leghicie Lashes, an eyelash salon. A grand opening for the salon was held on April 20, 2023. Before Leghicie Lashes, Studio Beauty Salon was located there.

Including the previously mentioned transaction, from Nov. 11-20 there were nine sales that were $250,000 or higher. The remaining top sales are as follows:

— 5 Merrill Ave., Chautauqua Institution, town of Chautauqua, sold for $500,000.

— 3661 Pleasant Ave., Ellery sold for $480,000.

— 1240 Mee Road, Poland sold for $295,000.

— 287 Ivy St., Jamestown sold for $254,900.

— 446 King Road, Hanover sold for $250,000.

— 7522 Rt. 474, Clymer sold for $250,000.
