A “first in the nation” prototype Tim Horton’s location is being proposed for construction in Jamestown.

On Tuesday, the Jamestown Planning Commission discussed the proposed new Tim Horton’s location at 1505 Washington St., with franchise owner Blake Tarana and Kevin Drozin and Melissa Ratermann from MS Consultants.

Drozin said the proposed business will be drive-through and walk-up only, with two drive-through lanes that can take as many as 18 to 19 vehicles. He said it will be an 880-square-foot facility that will include patio seating outside. He added that there will be landscaping, new a wooden fence and trees and the sign will be six feet high by 10 feet long.

Tarana said the business will not be by a residential neighborhood with Girton’s Flowers & Gifts on one side and the proposed new Jamestown Public Works Department central garage on the other. He said, at maximum, there will be only five employees in the building. Drozin said an analysis estimates peak traffic around the 8 a.m. rush hour will be 50 vehicles.

The proposal will also need to be approved for a variance by the Jamestown Zoning Board of Appeals. Drozin said one setback for parking is only 5 feet and the city’s zoning code calls for 10 feet. He said the setback is shorter because of a bypass lane that will be created for safety and garbage pickup, so it won’t interfere with customer traffic. The zoning board is slated to meet Wednesday, June 1.

Mike Laurin, commission member, suggested bicycle racks be installed so customers can bike to the business. The project consultants seemed open to the idea.

Ellen Shadle, city principal planner, said the commission is slated to vote on the site plan at its next meeting Tuesday, June 21.
