Longtime City Business Plans Move To Falconer

A business that has been located in Jamestown for more than 115 years will be moving to Falconer.

On Tuesday, the Chautauqua County Industrial Development Agency approved a preliminary resolution approving of a Payment In Lieu Of Taxes (PILOT) and sales tax exemption agreement with Lakeside Capital Corp., which is doing business as Dahlstrom Roll Form, for the company’s move from 402 Chandler St., Jamestown, to 221 Lister Ave., Falconer. The business is moving to increase its useable square footage.

Carol Rasmussen, IDA business development manager, said the business will retain its 35 employees, plus assist DC Roll Form, which is also currently operating in the Lister Avenue building, retain seven employees. She said last month the IDA approved a mortgage tax exemption for the business. She added that before the IDA can approve the PILOT and sales tax exemption, a public hearing first needs to be held. No date was announced for the public hearing, but it will be held before the IDA next scheduled meeting Tuesday, Feb. 25. Following the public hearing, the IDA board is slated to approve the PILOT and sales tax exemption at its February meeting.

Rob White, Dahlstrom president, spoke to the board about moving Dahlstrom Roll Form to 221 Lister Ave., Falconer. He said 10 years ago Dahlstrom was presented an Al Tech Revolving Loan from the IDA, which helped the company expand from 10 employees to 35. He added it will cost around $800,000 to move the business.

Dahlstrom is going to purchase the building from Inscape NY Inc., which will continue to lease 20,000 square feet and office space in the Lister Avenue building for its fabrication business. White discussed how he used to work for Inscape before moving to Dahlstrom.

“It’s a perfect fit for us,” he said.

White discussed the roll form business with the board and said examples of their work can be seen on elevators, escalators, flat roof solar panels and reach-in freezers. He said the company started 115 years ago as the first business to create fire rated steel doors.

Dahlstrom manufactures custom roll formed metal components. Original equipment manufactures make up about 90% of the company’s revenue. A majority of its customers are long-term and place repeat orders. Custom architectural metal moldings, with an unmatched offering, account for 10% of Dahlstrom’s business. Architectural molding have a 115-year history with the company and are the fastest growing portion of its business.

Rasmussen said the purchase of the 130,000-square-foot Lister Avenue building, which includes a 7.2 acre parcel, took place at the end of last year. She added that the mortgage recording tax exemption will be an incentive of $30,000 and the sales tax exemption will be around $60,000. In total, the incentives Dahlstrom is receiving from the IDA will save the company around $265,000.

Rich Dixon, IDA chief financial officer, said Jamestown city officials have been notified about Dahlstrom’s move and were involved in the process.
