Bemus Bay Condos Have New Owner

BEMUS POINT - The Bemus Bay Condominiums are under new ownership.

Northwest Capital Inc., a Pennsylvania-based investment company, has purchased the condominiums from Bemus Bay Investments. Northwest Capital, which focuses on the sale of residential, commercial and investment real estate. Officials said they are enthusiastic about the future of the condominiums, which are located at 50 Lakeside Drive, Bemus Point.

''The Bemus Bay Condominiums are unique luxury properties. They're highly desirable, craftsman-constructed and loaded with amenities,'' said Michael Smelko, Northwest Capital representative. ''We have been impressed with the recent progress of this project with five sales in 2011 and more slated to close in 2012, and we see an opportunity to add value to the Bemus Bay Condominiums in the coming months. We plan to institute a combination of building enhancements and special incentives, including special financing arrangements through our affiliate Northwest Savings Bank.''

Bemus Bay Condominiums on Chautauqua Lake consists of two buildings - the Browning and the Columbian, named after two hotels that once stood on the project site. While the buildings were designed to blend in as part of the village of Bemus Point, they were also designed to provide residents with privacy and security. The condominiums at Bemus Bay feature four different floor plans with three bedrooms and two or three baths. All units feature private entries, a private balcony or porch, air conditioning, gas fireplace, granite countertops, master suites, whirlpool bathtub, ample closet space and a private boat slip on Chautauqua Lake, plus covered garage and reserved parking spaces. There is handicapped access, elevator service and a heated swimming pool.

People could first move into the condominiums in the fall of 2008. The low-rise building construction and site plan configuration were designed by Jamestown-headquartered Harrington Sandberg Architects and Engineers.

''We are looking forward to working with Northwest Capital. We are currently working on special pricing and closing incentives,'' said Steve Holt, Howard Hanna Holt Real Estate condominium sales manager. ''2012 should be a great year for Bemus Bay.''
